Inventory & Schedule of Condition

Inventory & Schedule of Condition:

An Inventory & Schedule of Condition is a comprehensive report which details the description and condition of the property and its contents at the start of the Tenancy.

Check In

Check In:

The Check In report is used to summarise the accuracy with any additional notes or information to the inventory at move-in by the Inventory Clerk and tenant or tenant's representative. The Check In report may vary in style according to Landlord or Letting agent's requirements, but typically will include testing of the alarms, recording of the meter readings and keys at the time of tenant move-in. The report may accompany, be included, or be supplied separately from the inventory, and may be used as supporting material in deciding apportionment with the check-out report following tenant move-out.

Inventory & Check In

Inventory & Check In:

In practice, the Inventory & Check in is the most popular type of report which is carried out at the start of the Tenancy and is combined into a complete document. This includes the full Inventory & Schedule of Condition and a meet and greet with the new tenants at the property on their moving in day to complete the Check In process. If the tenant is not attending, we will deliver the keys to the local agent or concierge for the tenant to collect them.

Mid-Term Inspection

Mid-Term Inspection:

A Mid-Term inspection and report is typically undertaken every three to six months to assess how the property is being occupied and maintained during the Tenancy. This type of report assists Landlords and Property Managers to keep documentary evidence of how the property is being maintained by the Tenant and seeks to highlight any disrepair, maintenance, or tenancy breaches before it becomes an issue.

Check-Out

Check-Out:

A Check Out inspection is undertaken at the end of the Tenancy to assess any changes in the condition of the property and its contents which have occurred during the tenancy. The report will highlight any differences such as missing items, damage, wear and tear and standard of cleanliness. Tenancy Deposit Schemes prefer impartial, third party Check Out reports and consider this document a vital piece of evidence for any deposit deductions.
